Why fit-outs run late
Between your team, the landlord, the designer and the contractor, small questions wait for answers. Each one costs days, and every week past your move-in date costs rent.

What we doFrom week one, we list every decision your team needs to make and the date it is needed by, so the site is never left waiting for an answer.
What we hear
The quote was one number. The final bill was another.
What we doEvery variation is priced and approved by you in writing before it is built, and you see cost against budget in every weekly report.
What we hear
The move-in date slipped. Twice.
What we doOne dated programme covers every trade, the landlord's works and your own deliveries, like IT and furniture. When something moves, you hear about it that week, with a plan to recover.
What we manage
As your project manager, we act for you, not the contractor. We plan the job, run the tender, check the work on site and keep the costs honest. Tap any line to see what it covers.

We turn your headcount, the way your team works and your move-in date into a written brief and a realistic budget, before anything is drawn.
We work with your designer, or ours, until the drawings are complete enough to price properly. Gaps left in the drawings become variations later.
Contractors price the same drawings. We compare the bids line by line, check what each one has left out, and recommend the one to appoint.
The contractor is appointed, the dated programme is agreed with everyone, and the site is set up with the building's management.
The contractor builds. We check the work on site against the drawings and the specification, so problems are fixed before they are covered up.
Every variation is priced and approved by you in writing before it is built. Valuations are checked against the work actually done.
Snagging, testing, as-built drawings and manuals, so your team moves into a finished office, not a building site.
A written report every week, from the first week to handover: progress, cost against budget, next week's plan, and the decisions we need from you.

The weekly report
One short report in plain words, written for the people who sign off the budget, not only the people who read drawings.

Design and build
Some companies would rather hand over the whole job. We take your brief through concept design, 3D renders, plans and elevations, then deliver the fit-out ourselves, with the same weekly report.

From one of our concept design presentations, for a cafe fit-out. Offices get the same package: renders, plans, elevations and a specification.
For procurement
Bidding us into a tender? These are the basics your procurement team will ask for, and we will send copies with our proposal.
We send copies of our NCA registration and KRA tax compliance certificate for your file.

Yes. That is what project management is for. We act for you, check the contractor's work, programme and costs, and report to you every week. We can step in at any stage, though the earlier the better.
Yes. We coordinate their drawings with the contractor and the building, and make sure the design is complete enough to price before it goes to tender.
As early as you can, ideally while you are still choosing a space or agreeing the brief. A problem is cheapest to fix before it is drawn, and most expensive once it is built.
We plan the works around your operations and the building's rules, and agree times for noisy or disruptive work with you before we start.
Progress by trade with photos from site, cost against budget including every variation, the plan for next week, risks and how we are handling them, and the decisions we need from your side, with dates.
If you already have a designer or a contractor, or want to run a competitive tender, choose project management. If you would rather have one company and one contract for the whole job, choose design and build. Not sure? Send us your brief and we will talk it through.
